1.Building Inspections - do you recommend
them?
Yes. Always yes for properties over 10 years old. At about the 10
year mark hot water services break down. We can put you in touch
with a reputable inspector who is independent and impartial.
2.Valuations
Useful when you don't know the market, and in particular, prices
in so-called "Hot" areas. Government data is never meant
to be accurate and really only reflects values for purposes of rates
and taxes. We can recommend AAIV valuers and often the banks will
be happy to accept this too, thus saving time and money. (But ask
your lender first).
3.Real Estate Agent
If you choose to sell through a Professional Real Estate Agent due
to time constraints or other valid reasons, we can advise on agents
we have found to be reputable over the years and who charge a fair
commission for their time and energies.
The agent will ask you to sign an agency agreement and you must
also often agree to pay for out-of-pocket expenses such as advertising,
signing, searches etc. There are of course some agents out there
that do things slightly differently, as they are possibly looking
for a marketing edge.
4.First Home Buyer
A) Stamp Duty - concession applies to properties below $80,000.00
- stamp duty Nil, between $80,000.00 to $250,000.00 there is a sliding
scale.

lender unless you are a cash buyer.
